What are your office hours? +
Our leasing office is open Monday – Friday, 8AM – 4:30PM. Contact us at 585-775-0272 for assistance.
Where is the apartment complex located? +
We are located at 1530 and 1550 Empire Blvd in Webster NY 14580 which is close to Plank Road. Our Leasing Office address is 1530 Empire Blvd and the building number is 2. When you arrive to the building number 2 main entrance, look on the directory and select the Leasing Office to reach our Property Manager.
Do you offer tours? +
Yes, we provide in-person and virtual tours. Schedule a tour by calling us or using the booking form on our website.

Leasing and Applications

How do I apply for an apartment? +
Applications can be submitted online via our website or in person at the leasing office.
What are the requirements to lease an apartment? +
Applicants need to provide a valid photo ID, proof of income, meet income, rental, and credit qualifications. We will perform both a credit and background check.
Is there an application fee? +
Yes, there is a $20 application fee per applicant. It is due prior to screening credit and background and is not refundable. Once an application is approved a holding fee of $300 is required within 2 days of application approval to reserve an apartment. At the time of move in the holding fee will be applied to 1st months rent. If the move in does not occur the holding fee is forfeited and non-refundable.
How long does the application process take? +
Typically, applications are processed within 48 Hours, depending on the verification process.
Is a waiting list available? +
No, we do not offer a waiting list. We have many different style apartments and different price points move-in ready now. All of our apartments are brand new construction – take this opportunity to choose your apartment home from many and be the first to live in it!

Rent and Fees

What is the monthly rent? +
Rent varies by unit size and features. Visit our website or contact us for current pricing and availability.
What is included in the rent? +
Base rent includes basic cable and internet, refuse, water and sewer. Residents are responsible to pay RGE directly for their electric (electricity, central air, heat).
Are there any additional fees? +
A $300 holding fee is required upon application approval to reserve your apartment home. This fee is non-refundable after 48 hours of making the payment (weekend days and weekdays all count in the 48-hour policy). After signing the lease and on your move-in date, the $300 holding fee will be applied toward your rent due. If you do not sign the lease after 48 hours or do not move in, the holding fee is forfeited. No exceptions.

Other possible additional fees include Pet Fees, Pet Rent, Additional Storage Fees, Carport Space Fees, Late Fees. Contact our office for more details.
Is renters insurance required? +
Yes, residents are required to obtain proof of renters insurance. Renters insurance may be purchased through the Leasing Office. Contact us for specifics.
How do I pay my rent? +

Conveniently pay your rent online through Loft Living automatically and never worry about missing a payment! Earn reward points by using Loft Living to pay your rent!

You may also write a check, money order or cashier's check. Payments will not be received in the leasing office and must be written and mailed to the address below in enough time to be received by the 1st of the month:

  • Outdoor spaces include a Patio (gas grill, firepit and furniture coming in spring 2026) and a Dog Park (coming in spring of 2026)
  • Fitness Center available for all residents
  • Additional storage and carports available for an additional fee
What are the apartment features and finishes? +

All Apartment's Feature:

  • Stainless steel kitchen appliances (stove, refrigerator, dishwasher and microwave)
  • Washer and Dryer in-unit
  • Walk-in tiled showers with glass shower doors
  • Solid surface Corian kitchen countertops
  • Carpet in the bedroom(s)/office
  • Laminate flooring in the entrance, hallways and kitchen
  • Tile floors in the bathroom

* Prices for the 4th floor apartments are as listed on the property map when you select the unit.

Are there amenity fees? +
  • Designated carport parking spaces will be available for rent in Spring 2026 for an additional $100 / month.

* Carport leases must be coterminous with your lease term and are not available for short term leasing.

  • Additional storage on the 1st floor will be available for rent in January 2026 for an additional $75 / month.
Is parking available? +

Our parking lots are well lit and have security cameras. We offer 2 unassigned parking spaces per apartment. No commercial vehicles or unregistered vehicles are allowed.

In Spring of 2026 we will have designated carport parking spaces to offer for an additional fee.

Do you allow pets? +
Yes, we are a pet-friendly community. Restrictions and fees may apply; please review our pet policy.
Is there on-site maintenance? +
Yes, our maintenance team is available for routine requests and emergencies. Submit requests through the resident portal.

Policies and Procedures

What is your pet policy? +
We allow dogs & cats, with a maximum of two (2) per residence. Pet interviews may be conducted prior to move-in and documentation from a Certified Veterinarian listing breed and current vaccinations will be required. A non-refundable pet deposit of $250 and monthly pet rent of $50. Breed restrictions apply.

Are there pet weight restrictions? +
Yes, there is a 35 lb. limit.
What is your guest policy? +
Guests are welcome to visit. Guests staying in excess of 72 hours MUST register with the office. Further restrictions apply. Contact our office for details.
What happens if I need to break my lease? +
Early lease termination policies apply. Contact the leasing office for details and associated fees.
Are there quiet hours? +
Yes, quiet hours are from 8PM – 8AM to ensure a peaceful environment for all residents.

Move-In / Move-Out

When can I move in? +
Move-in dates depend on availability and lease approval. We'll provide a move-in schedule after lease completion.
What is the move-in process? +
On your move-in day, visit the leasing office to pick up your keys, sign final documents, and complete an inspection.
How do I give notice when moving out? +
Provide written notice sixty (60) days before your lease ends. Contact our office for move-out procedures.

Utilities and Maintenance

How are utilities handled? +
Residents are responsible for electricity. Electricity is billed directly to residents by utility provider.
How do I submit a maintenance request? +
Submit requests via the resident portal, by calling the office, or visiting in person. Emergency maintenance is available 24/7.
What do I do in case of a maintenance emergency? +
For emergencies like water leaks or power outages, call 585-775-0272 immediately.
